About · Carrie Billeaud, REALTOR®

The agent behind the phone number.

Carrie Billeaud is a licensed REALTOR® with eXp Realty, working out of Lafayette and representing buyers and sellers across Acadiana — one contiguous market she covers herself.

Who She Is

A licensed REALTOR® working one market, closely

Carrie Billeaud, REALTOR® — eXp Realty

Carrie holds an active Louisiana real-estate license — #0995689513, issued by the Louisiana Real Estate Commission — and practises under the sponsorship of eXp Realty. She is a member of the Realtor Association of Acadiana, and as a REALTOR® she is bound by the National Association of REALTORS® Code of Ethics, which sets duties to clients and to the public above the legal minimum.

Her practice covers both sides of the transaction: buyers who need someone to translate what a listing actually says, and sellers who need a plan before a sign goes in the yard. Most of what she does day to day is unglamorous and matters a great deal — reading a disclosure line by line, checking a flood determination before an offer goes out, telling a client when the timing of a repair request will cost them more than the repair.

The verifiable record of that work is public. Clients rate her 5.0 stars across 185 Google reviews (July 2026), and 5.0 across 29 reviews on Zillow. Those are the numbers this page stands on.

How She Works

Information first, pressure never

Buying or selling a house in Acadiana is mostly a sequence of decisions made with incomplete information. Carrie’s job, as she practises it, is to close that gap — so the decision belongs to the client and not to whoever is talking loudest.

Tell you what the data says

Current comparable sales, days on market, what nearby homes actually closed for — presented as they are, including when they argue against the price someone hoped to hear.

Explain the step you’re on

Louisiana has its own rhythm: notary closings, homestead exemption filings, flood-zone determinations. Carrie names what happens next and what it will cost before it happens.

Answer the phone

Deadlines in a purchase agreement do not wait for business hours. Responsiveness is the part of this job most clients mention in their reviews, and it is the part Carrie treats as non-negotiable.

If you are early enough that you are not sure what to ask yet, that is a normal place to start. Two of the free tools on this site — Am I Ready to Buy? and Thinking of Selling? — run entirely in your browser and send Carrie nothing unless you choose to submit the form at the end.

Where She Works

Acadiana, and specifically Acadiana

Carrie does not cover the whole state. Her service area is a tight, contiguous stretch of south Louisiana centered on Lafayette Parish and the parishes touching it — close enough that she can be at a property the same day, and small enough that she knows which subdivisions sit in which flood zone without looking it up twice.

Core towns she works every week:

Lafayette · Youngsville · Broussard · Carencro · Scott · Maurice · Milton

Beyond that core, she regularly handles transactions across the wider Acadiana region — Abbeville, Arnaudville, Breaux Bridge, Duson, Erath, Eunice, Kaplan, New Iberia, Opelousas, Rayne, St. Martinville and Sunset among them.

The practical difference between these towns is property and geography, not people: lot sizes, drainage and elevation, how far the sewer system reaches, whether new construction is going up on the edge of town, and what a comparable house last sold for. If you are weighing one against another, the town-by-town comparison guide lays the differences out side by side, and the flood zone guide explains how to check any specific address yourself.

Her Brokerage

What “with eXp Realty” means for you

Every REALTOR® in Louisiana must hang their license with a sponsoring broker. Carrie’s is eXp Realty — the brokerage legally responsible for supervising her transactions, holding the paperwork, and standing behind the file. When you see “brokered by eXp Realty” on a listing of hers, that is what it refers to.

What it does not mean is that you get routed to a call center. eXp is the infrastructure — the transaction systems, the compliance review, the national referral network when a client is moving in or out of the region. The person who answers your call, walks the property, writes the offer and sits at your closing is Carrie.

Her local office is at 3 Flagg Place, Building B, Suite B-4, Lafayette, LA 70508. Meetings there are by appointment — call or text 337-258-5379, or email [email protected], and she will set a time. Full contact details are here →

For Sellers

What she actually does to market a home

“Full-service listing” is a phrase every agent uses. Here is the substance behind it in Carrie’s case — the parts a seller can hold her to.

A price built from comparables

A Comparative Market Analysis drawn from real, recent, nearby sales — not an aspirational number posted to see what happens. The trade-offs of pricing high, low or at market are walked through with you before anything is signed.

Preparation priorities, ranked

Which fixes move buyers and which do not pay back before a sale. The list is scoped to your home, your budget and your timeline, and it is discussed before marketing starts — not handed to you as a mandatory renovation.

Photography and MLS distribution

Professional photography and MLS distribution, which is what feeds the listing out to the portals buyers are actually searching. The specific package is agreed before the listing agreement is signed.

An audience that already exists

Carrie promotes listings through her own active Facebook, Instagram, TikTok and YouTube presence — local reach that does not depend on a buyer finding your listing by accident.

Negotiation, then the boring part

Offers, counters, inspection responses and appraisal issues are where a sale is won or lost. Carrie stays on the file through the notary closing, not just to the point the contract is accepted.

Disclosure done properly

Louisiana’s residential property disclosure is not a formality; getting it wrong follows a seller after closing. Carrie works through it with you line by line.

New Construction

The Acadiana Home Builders partnership

Carrie is the realtor partner of Acadiana Home Builders, representing the builder’s luxury custom homes across Youngsville, Lafayette and the surrounding area. It is the one credential on this page that is confirmed from the other side of the relationship: the builder names her as their realtor on their own website, and credits her on their new-construction listings.

For a buyer, the practical effect is early sight of homes before they are widely marketed — and, more importantly, someone whose duty runs to you rather than to the builder while you are choosing a lot, locking a floor plan and walking the punch list. Carrie provides written agency disclosure on Acadiana Home Builders purchases so that relationship is never ambiguous.

The Record

What can be checked

Plenty of agent bios lead with numbers that nobody can verify. These are the ones on this page that you can confirm yourself in about a minute.

She is also a member of the Realtor Association of Acadiana and sponsored by eXp Realty, both of which are matters of public record. Anything about volume, rankings or tenure that is not on this page is not on it because it has not been independently confirmed — and Carrie would rather leave it off than round it up.
